Modular vs. Site-Built Homes: An Honest Comparison
Lead time, quality, financing, and resale — an even-handed look at when prefabricated modular buildings beat conventional construction, and when they don't.
We deliver both site-built and imported modular homes, and clients often ask which is 'better'. The honest answer is that they solve different problems. Here's how we think about the choice.
Speed and predictability
Modular is faster and more predictable. Factory conditions eliminate weather delays, and delivery-to-move-in on a prepared site is often 8–14 weeks. Site-built projects reward flexibility and one-off designs, but stretch across seasons.
Cost per square foot
On simple footprints, modular usually wins on total cost. On complex volumes, cantilevers, or bespoke finishes, site-built is competitive or cheaper because you avoid transport and crane constraints.
Financing and resale
Most Canadian lenders finance both, but progress-draw schedules differ. Resale is neighbourhood-driven; in cottage regions and northern communities, a well-executed modular home holds value as well as a site-built equivalent.
